Dear prospective agent
You have come to the right place.
The real estate business has changed dramatically and will change even more in years to come. The old days of sitting in an office waiting for prospects is gone forever. Almost 90% of home buyers are starting their search on the Internet. New, large, franchised offices are opening up in office buildings. Some regional franchises cover an entire county from a single office.
To keep up with the trend and stay ahead of the competition we have enhanced our Delphi website, added five niche sites and are encouraging our agents to develop their own (very cheap) targeted sites.
Of course, we have to train, inform, and enable our agents to work away from the office. To accomplish this we have started a ?virtual? office on the Internet. We have uploaded manuals including everything you need to know, from legal information to sales training to our agent only site. Recently we added all of the forms we use in the office in pdf format. Our agents do not have to keep stacks of papers at home yet they ave access to everything we have in the office.
Through our extensive Internet presence we have many leads coming in by email. All of these are forwarded to our agents. I do not consider owner competition fair or good for business. I only work with relatives and personal friends when I have to.

Real Estate Career
Delphi Real Estate has been serving prospects and clients from all over America and the world. We take pride in our ability to help people as diverse as the population of Westchester County.
We are independent. We have no franchise fees, desk fees or regional/national advertising fees.
When we opened our office in 1974 there were about 2000 members in the Westchester County Board of Realtors (WCBR). Today there are about 8,000. An office with 15 agents was considered large. Today some offices have over 100 salespeople.
We had no computers, cell phones or a County MLS. The local (Scarsdale) listing service had 23 members and operated out of a one-room office. Rent was $140 per month.
Our first manual suggested that agent's briefcases should have:
• A measuring tape • A flashlight • A Polaroid camera
• A local map • Index cards for listings and prospects
Today our successful agents have cell phones, computers and digital cameras. Some have their own web site with MLS/IDX feed and email addresses linked to their sites. They list and sell throughout Westchester and Putnam Counties and beyond.
In the near future we expect to be challenged not by franchised real estate offices but by giants such as Yahoo, Google, Verizon and even realtor.com. To meet the challenge we are constantly updating and optimizing our real estate and community web sites. We own delphirealty.com, delphilatino.com, whiteplainsusa.com, scarsdaleusa.com, recursoslatino.com and are planning to add niche sites.
At Delphi we consider our agents as our most important asset. . We do not compete with our agents. We help and encourage them to build their individual reputation and career.
This atmosphere has successfully encouraged cooperation between agents rather than competition.
